What Is An Asbestos Survey?

An asbestos survey is a visual inspection of a building or structure. The main goal of an asbestos survey is to locate, identify, and quantify any ACMs (asbestos containing materials) in the building.

An asbestos survey may cover the entire structure or only certain parts, and  may also, only inspect specific materials suspected of containing asbestos. Firstly, the surveyor will proceed carefully throughout the building, evaluating and recording the construction materials present. Secondly, asbestos-containing materials will be carefully sampled by the surveyor and analysed in a laboratory to confirm or dispute the presence of asbestos fibres. And finally, the results of the asbestos survey will be put together into a report that lists all of the asbestos-containing materials that were found.

Management Asbestos Surveys

A non-intrusive asbestos survey, and the benchmark for meeting the legal duty to manage asbestos in non-domestic properties.  Therefore, this type of asbestos survey will assist managers of commercial buildings, and also people looking to purchase a home.

Pre-Refurbishment / Demolition Asbestos Surveys

Commercial and residential properties, similarly require an intrusive asbestos survey prior to refurbishment or demolition work. As a result, it involves intrusive wall, floor, and ceiling void inspections to locate concealed ACM’s. Subsequently, some damage may be caused to the property.

Combined Asbestos Surveys

Combined Asbestos Surveys mix management and pre-refurbishment/demolition asbestos surveys. For instance, we would undertake a combined asbestos survey in situations where an asbestos management survey is required to comply with “duty to manage” regulations, however, refurbishment or demolition works are planned to affect just a part(s) of the building.

Homebuyers / Domestic Asbestos Surveys

A large amount of asbestos containing materials were used in the construction of residential, domestic properties up until 1999. Subsequently, occupants of the property could be at risk from asbestos exposure. Therefore, these materials need to be identified, assessed and correctly managed.

Asbestos Testing / Sample Collection

Have you got concerns about a suspect material in your home or place of work?

If you simply want to have a specific material tested for asbestos, for example a garage roof, “Artex” coating or maybe a floor tile. We can do this.
